Summer is almost here. Which means your air conditioner is going to get a workout. But if you are noticing increased repair or utility costs, or the AC is not letting you be as comfortable as you want, it may be time for a new unit – before the warm weather turns hot. But a new air conditioner is a big investment. And with so many variables to factor in, it’s not an easy decision. So here are eight things to consider before making that investment.
1. Get the right size. Too small of a unit obviously will not get the job done as it will not adequately cool your home and will run constantly, increasing energy costs and shortening the life of the unit. But too large a unit is not good either, as it will constantly cycle on and off, also increasing utility costs and shortening the life.
So, to make sure your new air conditioner is just right, have an HVAC professional conduct a load assessment to determine the right size. Size is measured in British Thermal Units (BTUs). One ton of cooling capacity equals 12,000 BTU. How many BTUs do you need? The load assessment looks at numerous factors, including:

- Amount and type of insulation
- Appliances – number and type
- Climate
- Home size
- Home construction
- Orientation toward the sun
- Roof materials
- Quality and location of windows
2. Energy efficiency. New air conditioners are much more energy efficient today. Efficiency is measured by the Seasonal Energy Efficiency Ratio (SEER Rating). The higher the SEER rating the more energy efficient, meaning your utility bills will be lower and the unit will be more eco-friendly. In our area, the minimum SEER rating is 14, but SEER ratings go up to 26. Air conditioners with high SEER ratings receive an ENERGY STAR designation and are eligible for rebates.
Recommendation: Go for as high a SEER rating as you can afford. A higher SEER rating will increase upfront cost but the energy savings over the life of the unit should more than make up for that.
3. Get a reputable brand. You’ll want to purchase a reputable brand that’s been around for a while. Units from these brands tend to perform better and be more reliable. Check Google ratings and sources such as Best Pick reports. Also check out the manufacturer’s Better Business Bureau rating. Finally, examine the warranty and make sure it covers parts for at least five years (10 is better).
4. Speed. Air conditioner motors come in three speeds:
a. Single-speed motors were the only option in the past but provide little in the way of adjusting cooling output.
b. Multi-speed units are more efficient.
c. Variable-speed units adjust cooling output on demand, providing both better temperature control and better humidity management. They also tend to run the quietest.
Recommendation: Go for a variable-speed unit if you can afford it. These units also tend to be quieter – providing an additional benefit.
5. Reputable dealer. You’ll want the AC purchased and installed by a professional HVAC dealer. When examining dealers, ensure the dealer:
a. Is well established, with decades of experience
b. Has strong Google ratings and a high Better Business Bureau rating
c. Offers an extended warranty
d. Provides a maintenance plan including discounted pricing, service reminders and expedited emergency service
6. Finally, the financial stuff. Check the price certainly. But also ask for rebates and credits offered by utility companies, manufacturers and local governments that can dramatically lower the cash outlay. If necessary, inquire about financing options.
7. Purchase a smart thermostat at the same time. If you have a smart thermostat, make sure it is compatible with the air conditioner. If you do not have one strongly consider it. A smart thermostat will allow you to preset temperatures based on time of day, day of week, etc., helping you stay comfortable while lowering energy costs. You can also make adjustments in real time through your mobile phone or tablet. And perhaps most importantly, the unit will notify you if there is a problem.
8. In addition, consider adding indoor air quality (IAQ) products. Indoor air quality (IAQ) products such as UV lights, air purifiers, and humidity control systems can improve air quality and make your home more comfortable by reducing allergens and maintaining appropriate humidity levels.
