Hello spring! What took you so long?

Well, we’re glad you’re here. And as we look forward to warmer weather, here are some plumbing, HVAC and electrical tips to help you get ready.


  1. Take a reading on your water meter. Do not use any water for a few hours. Then check the meter again. If the reading changed, you have a leak.
  2. Check all your pipes, toilets, faucets and fixtures for leaks.
  3. Check the dishwasher, washing machine and ice maker supply hoses for bulges and leaks, and replace any that have leaks or are showing signs of weakness.
  4. Shut off all your water valves and then immediately turn them back on to prevent them from sticking.
  5. Remove hair, soap and other debris from your drains, and install drain strainers to prevent those substances from clogging your drains going forward.
  6. Make sure the temperature on the water heater is set no higher than 120◦F to reduce energy use and prevent scalding.
  7. Check your sump pump to make sure it is operating properly by pouring water into the pit. Make sure the pump turns on, discharges the water and shuts off without any problems.
  8. Make sure the battery for your backup pump is working. If you need to fill it with distilled water, do so.
  9. Outside, make sure your drains, gutters and downspouts and cleaned out.
  10. Have your sewer line rodded.

Air conditioning

  1. Have your AC unit professionally inspected.
  2. Consider a new AC unit if your current one is 15 years old or older, is making noise, or needs frequent repair.
  3. Replace your air filter. One-inch filters should be replaced every month; thicker ones twice a year.
  4. Inspect your ductwork for leaks and dents, and repair them using duct tape or caulk. Or hire a professional duct cleaning service.
  5. Make sure your doors and windows are caulked and sealed properly. This will reduce energy costs.
  6. Consider a “smart” thermostat so you can preset temperatures or change the temperature remotely.
  7. Reverse the rotation on ceiling fans so warm air is pulled up.
  8. Outside, wash the exterior part of the condenser unit with a hose to remove dirt and debris.


  1. Invest in a backup generator, or have your existing one serviced.
  2. Install surge protectors.
  3. Change worn extension cords.
  4. If there are young children in your home or visit frequently, cover all unused electrical sockets.
  5. Swap out traditional incandescent bulbs for more energy-efficient LED bulbs.
